A few years ago, I decided to implement a significant reduction in our hotel’s rates, naively believing that a low price would be enough to fill our rooms during the low season. To everyone’s surprise, the results were not only far from what we had expected, but also led to a considerable decline in guest ratings and in the overall perception guests had of our property. We had made a strategic mistake: we created a false perception of our value and exclusivity, directly affecting our reputation.
That was when I clearly understood the critical importance of pricing psychology in hospitality. It is not simply about numbers, but about the value those numbers communicate to our prospective guests. The rate you choose to communicate can elevate your property to a level of exclusivity or undermine it with a perception of questionable quality.

The way prices are presented also has a significant impact. Rates ending in 9 or .99, for example, are often psychologically associated with deals and promotions, creating an immediate appeal for consumers. However, it is vital to use these strategies intelligently rather than indiscriminately.
A study conducted by HVS underscored something essential: aggressive rate reductions can significantly damage the perception of a hotel’s exclusivity and value, particularly in upscale properties. Guests inevitably associate a low price with a decline in service quality, ultimately harming the hotel’s image and positioning.
How to Apply Pricing Psychology Effectively
- Odd pricing and value perception:
- Set psychological rates, using odd-numbered prices, especially those ending in .99, to highlight specific promotions and create a sense of booking urgency.
- Avoid reducing rates too sharply, especially in upscale or luxury segments, in order to maintain a positive perception of your hotel’s value and exclusivity.
- Create higher reference rates before applying targeted discounts. Displaying a discount from a higher initial price makes guests perceive a stronger value proposition.
- Use the contrast effect by displaying the highest rates first, so that subsequent rates appear considerably more affordable.
- Limit promotions in time, creating a perception of scarcity and urgency that can accelerate the purchase decision.
- Use brief narratives to explain the reason behind a specific rate, especially when it is linked to sustainable values or local benefits, thereby humanising your pricing strategy.
- Ensure transparency and authenticity to avoid misleading practices such as "greenwashing". According to ESG Pro (2025), these elements are essential to maintaining guest trust and loyalty.
