It is often assumed that the higher a hotel’s category, the greater guest expectations will be. However, recent studies and analyses of consumer behaviour suggest an interesting phenomenon: guests at upscale hotels display a level of demand that does not always correspond with the luxury standards these properties aim to offer. This leads us to reflect on guest selection in luxury hotels. It appears that many five-star hotels are not reaching the consumer who truly values and understands the level of detail and service they are expected to provide. This not only affects the guest’s perception of value, but may also negatively impact the hotel’s long-term profitability and reputation. Furthermore, factors such as inappropriate price positioning, a weak value proposition in lower-category hotels, or even an excessively deteriorated condition of the facilities, can significantly alter guest perception and expectations.
